Once a paint brand is selected, a manufacturer's representative will evaluate your home to assess the existing condition of the home's exterior paint coatings. Then, a printed extended warranty painting specification will be prepared and drafted specifically for your home’s requirements by the approved manufacturer. This document will be required for the awarded painting contractor to execute and comply with throughout the project's completion, as stated and included in their contract. In order for the client to acquire an extended written guarantee against any paint failure from the paint manufacturer. We'll also ensure, with daily on-site inspections reports, that the painting contractor and the on-site crew follow all guidelines of the painting specifications to the fullest extent of the contract. Plus, a final inspection and job walk with the client/homeowner and project managing consultant, accompanied by the painting contractors lead painter, after completion of all work performed and including all

             materials supplied by the contractor to ensure quality.                                                                                                                                            

​Pre-inspection of all exterior surfaces and substrate for dry rot, termite infestation, and water damage. Issues are identified and referred to licensed contractors for an estimate for repair before painting operations begin to avoid delays. For multi-story homes, we use drone technology to document hard-to-reach areas. Additionally, documenting the existing conditions of the surrounding property with photos before painting operations is crucial to ensure that nothing is damaged and remains intact throughout the project's completion. We'll also oversee all aspects of properly masking all windows, decorative stone features, floors/walkways, roof tile, trees, bushes, shrubs, and the protection of non-painted surfaces. Including managing the performance of the contractor and consulting with the on-site field crew to ensure quality and compliance with the project's specifications, and monitoring progress against the project plan to keep the painting operation on track. Plus ensuring that all-surface preparation phases are completed in accordance with the warranty spec and that both the primer and finish coating procedures, are performed in accordance with the paint manufactures application specifications and to industry standards from conception to completion. Prior to the client's acceptance of completed work, a pre-final walk-through will be completed by the contractor and the on-site painting crew, to complete any touch-ups or redo's, remove any construction debris, any masking left on items, dispose of leftover paint, remove all painting equipment, ladders, scaffolding, and complete final clean-up of the site, as directed by the project managing consultant. 

Enjoy a 30-minute color consultation with a professional color consultant, a service provided by Sherwin-Williams. Also provided is a Paint Color Visualizer digital photo rendering of your home that allows you to preview your color choices before purchasing any paint, helping you find the perfect look, (Limited color rendition photos per client). The contractor will be required to provide the client with a properly labeled quart-size container for each color used on the project upon completion for future touch-ups. We'll also ensure that all project activities comply with health and safety regulations, such as preventing soil contamination and ensuring storm drain protection during the pressure washing phase, if required. Plus, that all construction debris and all hazardous waste generated from the painting of the project are disposed of responsibly and in accordance with state requirements. A portable restroom will be located on the job site and placed by the client for the convenience of the on-site painting crew at the contractor's expense.

We will request up to three estimates from a select group of local painting contractors, which we will meet with on-site to ensure an accurate detailed painting quote for the exterior painting of the client's home. We’ll then provide each contractor with a copy of the approved paint manufacturers' warranty specification document, which they’ll be required to include as an attachment to their estimate and awarded contract. A review meeting will be scheduled between the client and the project managing consultant to review and provide consultation on all three proposals and related bid documents, prior to the award of a contract for the project. Once the client selects a bidding contractor for the project, a printout is provided to the client verifying that the contractor's license status is active and in good standing with the California State Contractors Board. Additionally, a printout will also be provided, showing details about the contractor's bonding company's information and confirming that their bond is in good standing, before the client signs the contractor's approved contract, as reviewed by the project managing consultant. Also, ensuring that all-surface preparation phases are completed in accordance with the warranty spec and that both the primer and finish coating procedures, are performed in accordance with the paint manufactures application specifications and to industry standards from conception to completion. Inspecting each completed phase of the project and providing informational reports with project photos, before any drop covers and masking are removed.
